Annual NYC Boiler Inspections

Meeting the various Department of Buildings regulations is one of your many responsibilities as a property owner in New York. The boiler inspection is an annual requirement for many properties in Manhattan, Brooklyn, and Staten Island that requires an inspector to inspect boilers on your property for any malfunctions.

The Department of Buildings’ Boiler Division requires an annual boiler inspection at least once a year for the majority of properties in NYC. During the inspection period, which runs from January 1st to December 31st, all of the following properties must have all of their boilers inspected by a certified boiler inspector:

  • Properties with six or more dwelling units.
  • Residential properties with a single room occupancy (SRO).
  • Commercial properties.
  • Mixed use properties.

How the Process for NYC Boiler Inspections Works

Properties with a low pressure boiler need one annual inspection. At all inspections, we will follow this process that satisfies all the requirements set forth by the NYC DOB:

  • Inspect the Boiler – We perform the necessary internal or external inspection to locate any leaks, pressure issues, or other defects with the property’s boilers.
  • File Paperwork – We file the inspection report with the DOB Boiler Division within 45 days of the inspection.

What is the penalty if I don't comply?

Late filings will be considered reports submitted after the 14-day filing deadline but no later than January 14 of the calendar year immediately following the inspection cycle. A late filing civil penalty of $50 per month, per boiler, beginning the day after the filing deadline, up to a maximum of $600 per boiler, will be imposed.

Reports submitted after the late filing period will be considered expired, and a $1,000 civil penalty per boiler will be imposed for failure to file.
